New Year, New Business

Q4 of 2013 was a very good finish. With most businesses working up until the very end of the month it meant that in the final weeks of the year everyone was trying to push their deals over the line, to clear their pipeline heading into January.

Here at Gryphon Property Partners it was no different. We were very fortunate to close a number of deals that had been in the pipeline for a number of months. These were both in serviced offices and office to let across London. Details of these deals will be added to our website and social media shortly.

Heading into 2014 we are confident that the busy December is just a sign of things to come. January has already begun at a fairly frantic pace. We have seen a sharp rise in both enquiries and new business centres opening. This can only be a positive sign for the market.

Serviced offices in London have seen a very positive step forward over the last few months, all the major providers out in the market have looked to take on new centres and expand their portfolios. With this happening we are expecting to see a slight reduction in market price/value initially, as centres all compete to get their occupancy up as quickly as possible. The knock on affect being that in the latter part of this year the market will be pushing rents higher as space becomes more of a premium. So if you are thinking of moving serviced offices in 2014, we would suggest looking sooner rather than later.

It is not just the serviced office market providing new options to the market; Gryphon Property Partners has been instructed on the office letting for 125 Wood Street, EC2. This is an extensive refurbishment including a new floor on the 8th level and new facades. This building is based just off Cheapside and is a stone’s throw from St. Pauls. The building totals just over 65,000 sq ft of offices to let across 10 floors, including lower ground. This property is due to open in the autumn of this year.
