Hong Kong developer Far East Consortium has lodged new plans for a triple-tower 900,000 sq ft development in London’s Docklands, replacing previous proposals for the site.
The developer has submitted fresh plans for the Marsh Wall site, dubbed Alpha Square, after an earlier planning application submitted at the back end of last year was withdrawn.
The revised scheme, which will be built at 50 Marsh Wall, 63-69 and 68-70 Manilla Street, E14, ramps up the massing compared to the previous plans, with 887,352 sq ft of gross internal space proposed on the site, at the heart of which will sit a 65-storey residential tower rising to 713ft.
The scheme will include 634 homes, 509 of which will be market units, and a further 125 will be affordable. In total there will be 734,270 sq ft of residential space. The East Building ranges from 20 to 65 storeys plus ground, mezzanine and basement levels. It comprises a main building facing Marsh Wall (65 storeys) and a lower building facing Byng Street (20 storeys).
The East Building includes 495 market residential units, accessible from Marsh Wall; a 20-story hotel totalling 106,605 sq ft and including 231 rooms and a new health care centre accessible from Alpha Square. The hotel will be managed by Dorsett Hospitality International, and comprises facilities typical of a 4* hotel. A bar and restaurant will be provided at ground floor levels, whilst conference and meeting room facilities are located at mezzanine levels.
The 20th floor accommodates a sky garden, a lounge bar and a 12m pool. These facilities will be available to the hotel guests as well as to the residents of the building. The proposed café/restaurant at ground floor will be managed by Dorsett, however it will also serve visiting members of the public.
There will also be 34-storey building on the west side of Alpha Square, which will incorporate a new primary school accommodating up to 420 pupils, accessible from Alpha Square and comprising a new community hall; as well as 14 market residential units, accessible from Marsh Wall; and 35 intermediate and 90 affordable social rent residential units.
