Gryphon has successfully completed the letting of c.17,000 sq ft advising CRUK on the surrender of an existing sublease to YourParkingSpace, securing early vacant possession in return for a financial settlement with the outgoing tenant. This enabled the agreement of a new 10-year sublease to FirstRail London on attractive terms, approved by the landlord, and provide CRUK with a longer certain income underpinned by a parent company guarantee. This tripartite transaction needed close coordination between all parties to achieve the required rapid completion.
